Anybody know about builders cleans?

ive been given the opportunity to quote for some builders cleans, two quite large developments with houses being handed over one at a time, but lots of them.

I've done a bit of work for the md of the developers and he's asked me to quote for all the houses and wants a per unit price.

I've never done any work like this, does anyone on here have any experience regards work required and how to price?

Many thanks in advance, I don't want to **** this up as its a large firm with ongoing work

Yes, I've done some builders cleans. Every one a total ball ache! You turn up to quote, price it up and think to yourself, feck me that's a lot for this small amount of windows, but believe me they are time consuming to get cleaned right. I cleaned a new restaraunt the other week. A nice little top up for the weeks takings, God I fell into the trap again :confused:. A normal inside and out clean including mirrors and lobby would have taken 45 minutes tops. This job took 5 freekin hours :eek:. My advice is only do them if you need the work, if you do decide to go for them price them high and do a fecking good job, a just good enough job is not good enough!

 
Had a builders company on phone other month there, offering 10 quid a house for 75 houses.. Over a period of time,ie plot 1 and 2 week one, 3 and 4 week two and so on..

Then offering 7.50 for the second clean, as people move into the housing area. So theres a lot more work involved than just odd bits of plastic removal then?

Yes there is usually paint, stickers, plaster, putty and even scratches to contend with.

 
I done 2 houses about 3 months ago for a builder. £50 each. Took about 2 hours for the £100. Wouldn't of done it for a penny less. And it was just the outsides of the windows. They were doing the insides themselves

 
Even if all the houses are the same it doesn't mean that they will all take an equal amount of time due to the nature of builders cleans.

If he def wants a price per unti then might be an idea to add a few quid for those houses that are potentially a mess.

Don't feel work is needed anyway so scre/w it maybe, quote high as you guys say.

 
You will be booked in for a certain day then when u turn up the painters will still be there. I used to do lots of them for 2 big building companies years ago. Bloody hard work. I do about one a year now. Glad to be out of it

 
id never do work for builders now. in fact im downright rude if ever one calls me up, furk off- they understand that and possibly respect the honest answer

i learnt the hard way theyll mess you about AND all along will have another windie doing the easier jobs so you get the sh/t every time

 
How long do you estimate time spent on average three bed semi, first clean.. Windows only? (understand there will be some variety here)

 
That's a long time,probs insides too! So 60 quid a house is a bare minimum you'd expect or what do they usually pay?

 
Well I done those 2 a few months ago as I said. £50 outs only for each. And I was working 100 yards down the road. If I had travelled it would of been more.

 
Pmd these ones..They are saying last build took three men half an hour per house first clean, outs only..that can't be realistic

Houses range from 2 bed affordables to 5 bed detached never done one for less then £90 and most come in at 2 to 3 hundred. The Windows where shocking though. One other point as people move in the builders recommending me and I'm picking up new customers.

 
It really can vary massively

If plasterers just been in they can be covered in it

If someone has just pointed up they can be covered in mortar

Then you can expect -

Silicone, expanding foam and worse - people on site don't give a **** about each other's job so soon as you finished someone can come and make a total mess

Plus getting paid can be an ****

Most builders think w/ c is not a proper job so expect abuse
