Sorry my questions got nothing to do with window cleaning.

At the moment it impossible for me to get on the property ladder.

I had a discussion with my parents today and we got talking about the possibility of knocking down my parents garage and build a one bedroom detached bungalow on their land so I can owned my own place.

I know nothing about building a property, I would be looking to pay to get it build if it is possible for me to get planing permission.

It very early days, but i can't stop thinking about it tonight. Does anyone know about this kind of stuff and would 100k to build a one bedroom bungalow from scratch be possible?

 
I got some saving, if possible to get planning permission and get it build for under 100k I would be able to have small mortgage and that would change my life massively!

 
You need to get planning permission and have some plans drawn up.

If you are knocking down a garage and building where that was there needs to be adequate parking for the new house as well as the existing house.

Once you have planning and have your drawings then you can get a cost on the build.

My father in law owns www.hertsconstruction.com they can build you any thing from a garden wall to a 6 bedroom house.

 
Should easily build a smart pad for that. My partner built in her parents gifted land back in 2005 a 4 bed detached one off design place, it cost £68k

 
To the best of my knowledge you start with an architect. Get some plans you like. Get some builders on recommendations from people tou trust and make sure you can go see examples of work they done for previous clients. The off to planning permission. £100k can go a crazy long way or can fo down a drain. Plan the build amd build the plan. Dont forget accoustic planning for a 60 inch with full dolby surround. /emoticons/smile.png

 
You need to get some plans drawn up and submit them for planning approval.

You can do a 1 bedroom for 100k

The only thing is with there being a boom at the minute a lot of builders want silly money.

If your neighbours have done anything similar this will give you an idea if the plans will go through.

You can also see if anyone has submitted any planning permission nearby in recent years and if it went through by checking with your local planning office.

 
I have just got planning for a two bed extension on my property. I will do most of the work myself and project manage what I need contractors for. I paid £700 to get the drawings through planning. The building reg drawings are being done now and will cost about £800. I have costed it as much as I can at this stage and expect the build to cost in the region of £25000. It doubles if I have it built by someone else. Hope this helps.

 
Agree with the posts above. Project managing it yourself is the way to go, and builders are in demand at the moment so its not a great time to get a good price, or someone reliable (better offer comes along and they dissapear off site for a month). Havealook on amazon as there are loads of self build and project managing books.

By project managing it yourself, you will be able to do some of the work yourself, which will save a small fortune too. When me and my dad built an outhouse in my garden, I got quoted 700 to render it. Shortly after I went on a plastering course for 700inc expenses quid and rendered the outside, plasterboarded and skimmed it inside to. So a nice saving on the inside plasterwork (probably another £700), but more importantly I learnt a skill which would later serve me very well later in life. The has since paid for itself many times over, and I went on to get my city n guilds, and an NVQ in it. With the cost of plumbers/sparkies etc its something to think about,even if you have to get the final connections made, and signed off by a fully qualified person.

Btw, I'm pretty sure that if you are building a bungalow you have to do the footings for a two storey regardless so its there for future development. So it may be more cost effective to add another floor even with a view to renting one of the floors out. Again, something to think about.

Swansea, mind you once you get 30 mins out of London you can get at least a 1 bed flat for that kind of money, the further away the cheaper it gets, all depends on if you want to move out of London and either commute or start again, or stay where you are. 100 grands a lot of money, may be worth looking at

 
if you want to save money you can dig out the foundations by hand - rather than with a JCB. i believe its a metre deep dig down/or was it 2 metres that might be it. it was for a bungalow.

i know someone who did this after the JCB driver suffered a heart attack the foundations were dug out by hand. took several weeks tho .
