Flats

There a new build flats where most of my work is, it in a very up market area.

I would like to get those flats but I don't really want to clean 3 or 4 new customers windows and get the others people windows dirty with water dripping down.

Can anyone suggest how to go about getting all of them, who do I speak to? Cos I know these poeople living in posh flats have to pay maintenance charges.

 
Flats can be a nightmare, the best ones are the managed ones where you turn up via the management company and clean them all, the worst are when window cleaning is arranged by the flat owners, I do one like this and have picked up a few below the ones I clean due to them not wanting dirty windows from the above customer, had a guy moan about me at the start but now were good friends and has got me lots of new work.

Best thing is to find out how it works there, do what you get and try to snap up others while there

How do i go about finding the management company ?

Do I ask the people living in the flats?

 
You could ask one if you have got a owner there that your doing windows for, if there tennants chances are they will not know as it would be their landlord paying the fee's which would just be in with the rent.

Another way is to do a google on the name of the flats to see if that brings up the management company.

Theres some right weird setups out there with these communal flats, one I do the stairwells are done by the management companies window cleaner of choice, yet most of the residents have me do there windows, then theres a few that use other window cleaners.

 
Usually in the communal area by the door there is a letter from the management company if managed, it may just be about rubbish or leaving the door open but clock the name on the headed paper and Google.

I do an upstairs maisonet and the water drips on the one below. I used to trad the upper one. The geezer below moaned about the water dripping on his windows. So I said that I'd go over his at the same time. Not once has he offered payment, drink at xmas, kiss my **** or **** all. One window that I don't splash has a big dollop of bird turd on it. It's been there years. Stuffed if I'm going to clean it. The thing is I blitz over his windows with hardly any rinse and they look fine everytime I go back to clean upstairs :confused:

 
Best way is to do them is trad using this method. get them done in no time, just make sure you have a good grip

I do some flats like this. All the stairwell windows. Plus the lounge/ common room windows which r paid for by the management company and about 8 flats paid for by the residents. The rest of the flats either have someone else or don't bother.

 
Just get on with it anyone moans about dripping water tell em to do one, before all the "rainwaters cleaner than dripping wfp water brigade" jump on this have a look at the state of the lower windows, they will be filthy from pollution, dirty rainwater, yes dirty rainwater that's picked up cr@p from brickwork and S£$t in the air and general dirt blowing around, ask yourself this why don't they clean the bottoms their selves after you have gone why should you have to do them free no point in taking them on if your doing work free of charge what's all that about?
