@Pete McAdam all depends on area and what is paid there. I recall someone advising me to call 3 proper set up local companies and give them a two bed semi to quote..Take the average of the 3 and add a percentage. That is your price guide maybe.
Your minimum house price for example is higher than my minimum but I'd not do a gutter job under 45 quid now. 20 a side and 5 quid toward my fuel basically,at minimum.

Be clear on what your offering too. As that conny price,is it a regular price added onto a house clean or a deep clean Inc roof? The second of which I'd charge a great deal more than 30 quid.

Patio cleaning I know nothing about. Maybe @Williams Jet Wash can help there?
I start my prices at £40 but in reality I have only ever done a handful of jobs at this price - that £40 I would take longer getting gear out the van and putting it back than job would take- I've handed about 400 of my flyers out had one email quote so far for for a church owned dance centre! Going for a look tomorrow- I've handed out thousand of flyers when starting out and this year round I have Included from prices as a rough guide as customers often tell me they had no idea what it may cost- and this can be of putting

 
I think I am going to scrap the prices on the flyer after all. There are too many variables and I dont want to under value myself 5000 times.

I think that is the best approach, you'll get calls asking for a price, you simply pop round and give them a no obligation quote after viewing the property first hand....... At the same time selling yourself by building a rapport.

A salesman's first obstacle is getting through the door, after that it's relatively straight forward, providing you can sell yourself and don't over price.
