How do you price them up?
Varies mate neils cracked it as I specialise un carpets but as for cleaning I try and work it out how long it will take me and go for minimum of £30 an hour or more if bad.that's just on cleaning.I've had a few I've priced up and got.£200 odd quid for 4-5 hours ain't bad but can vary where you live.

 
depends what needs done and how long it takes i suppose

if tendering - they will want it priced per flat, not dependant on the condition unless extremely bad

 
Plus, you have all the chancers who are jumping into this business as they see it as an easy/quick buck. gumtrees absolutely full of people offering end of tenancy cleans for like 25 a flat.. right upto 50 quid for a 4 bed house.

How in the hell they can do anything for that kind of money, i dont know.

Easy don't pay for anything, no tax, no insurance, unemployment benefits dole cheats. It's easy to be stupidly cheap if you don't pay.

 
how much on average would a normal estate agent want to pay? do they genuinely take on these £35 for a 1 bed flat brigades?

i see it on gumtree in glasgow

1-2 bed flat - £40

3 bed/house - £50

4 bed house/west end flat - £60

you cant physically do that, surely for the price and expect a great turnaround?

That is a complete joke.

Like hot wash said,a lot of people tax dodging,a few Bulgarians trying to under cut offering £8 per hour,complete joke,I've let HMRC know as I'm not having it.

Nearly all estate/lettings agents have people they already use, so its hard to get in the door. And yes, I've been bumped from a few jobs for people off gumtree doing it for peanuts, only for the client to call me and ask if i can finish their work off as they aint done a decent job.

No, physically I couldnt do any property for the prices above (and on Gumtree) but the fact is people are wanting to save money now and with the tenancy deposit scheme in full swing, if a tenant thinks the clean is "too dear" they will dispute the cost and then you will struggle to get the money out of them.

Yup, I do it for them + a high end lettings mob in the city centre and one out the north end of Glasgow dealing with all the Milngavie, Balfron stuff etc.

i was talking to a gyproc rougher and said he met a guy on the plane similar to you but couldnt remember your name...

Nope, not me, not guilty lol. Not had any dealings with Persimmon.

 
recently we've been hit with some pretty rotten houses - bare in mind these are new - so no soiling. but the amount of dust and general lack of cleanliness from trades annoys me - mainly painters to be honest - i spent 4 hours extra today scraping paint off of about 20 doors front and back. its a nightmare - plus there is a need for the houses to be pristine - basically you cant have an "off day" and blag it as easily as other jobs.

i still enjoy it, and like today i made good money and hammered the hours this week, but it definitely wears you down...quickly! ive only just turned 26 and already feel it double lol

I am in the same boat I've been flat out I've just got in from a deep clean I'm mashed mate
