Hi can anybody help me with pricing a commercial building job this is my first one.
It's 23 flats 2 communal areas
4 storeys
In Central London
Post-builders
Before tenants keys handover

Do you have to do the balconies? How do you get to the top window? We get anything from £10 to £15 per flat in and around London. We don't do balconies though. Do you have to do the internals on the communal areas.
Thanks part timer. Yes they want the balconies done also i assume inside communal aswell. Would it be considered a builders clean?

Sorry I missed one of your questions. They have not mentioned access to the top window. The pictures are only half of the building there are more around the back access is through gates or the gardens to each property.

Whenever you have access issues, in our experience, the time you allow is never enough. We did a site where we had to knock on all residents doors to ask if they wanted their balconies cleaning. Sod's Law means when you're behind loads want them doing, when you're ahead no ones in so you can't do them.
Without seeing the windows I couldn't say if it's a builders clean or not. If there's stickers, cement, paint etc on the windows then yes it is. If they're just dirty then it's a first clean.
Personally think if this gets you the regular clean when the residents are in I'd be keenish. If it's a one off then it will probably be a bigger pain then the financial return will be.

So is a Property Management Company or is it the Residents Committee. Again if it's a PM Company then does doing this open doors to other work? By far and away my best business is with PM Companies.

Property manager will be on site to let me in. I've tried my hardest to avoid doing them but she really wants them done. I may at another 2 quid for each one on top of the amount @Part Timer recommended.
I'd be top end £15+ if doing balconies, especially when there are only 4 to be done. £15 is fine when you're doing 23 in one go but not when you're only doing 4. This really depends on how much you want the business and what hoops, H&S RAMS etc, the PM Company want you to jump through.
 
I think they are getting you to do the clean before handover as they want it done in sections before the new owners go in.
Management companies tend to only take the building on when the site is handed over and people are in.

I can't see the owners letting you through their flats or being all in on the same day to do it on future cleans.

In central London and with the balcony windows needing a clean I would price it high.

I'd take that with a pinch of salt, if you haven't been on site then I'd get round there and have look for yourself you really need to know just how much work is going to be involved on the first clean, otherwise, you could be there a lot longer and end up chewing on don't want to go into jobs like this blind.
