Safest investment is property but you need a lot of spare money for that ???

Not as good as it used to be interest rates on buy to lets are high and the tax breaks are not there anymore.I believe you now pay tax on the whole rent amount even the interest which you didn't before you also need a large deposit and money for the extra stamp duty and solicitors fees.

It can work if you have multiple properties and run them through a ltd company.

It’s still the safest and best return on your money though and at the rate prices are in creasing you could never get that return any other way , obviously it’s better to own the properties out right .
