Need help. Been asked to quote for below building. Its 54 rooms. Full builders clean in&out. Then a 6 weekly maintenance clean on all outside windows. Just outside west London.

I've never done anything this size. I've heard 2 other firms are quoting too!

What do you reckon??

Without seeing windows I couldn't advise on builders clean. If it is 54 flats then I'm led to believe the going rate for maintenance cleans in that area is between £12 and £15 per flat. It will also depend if you have to do the windows on the balconies, knocking on doors to see if they're in takes time. Are you VAT registered? If you aren't and the competition is you will have that advantage on the maintenance clean as if done through a residential management company they can't claim the VAT back. Can't see that being much more than a days work for one man, excluding balcony windows. Even allowing 2 days at £650 it's still a good earner.

We don’t do builders cleans , but it depends what’s on the windows do they need scraping cement paint silicon etc ??? I would employ part timer if he can do all that in and out in a day ???? :if the outside needs scraping what are you going to do for access ? Cherry picker ? All adds to the cost , if it’s just pole work outside then one person could do that in a day but the insides would take a couple of days I would think more if removing labels paint plaster etc , do the  glass balustrade have to be done as well ? To be on the safe side I would alow 4 days if you finish early you are quids in price wise as I say we don’t do builders cleans but I wouldn’t want to do that for less than £1500-2000

I said I wouldn't advise on the builders clean and it would be a days work for the maintenance cleans. Scrumpy must have scrambled your brains ?

Depends on how bad it is inside and out ???
Paint , plaster , stickers , detaping inside

Cement splashes , render splash or ingrained dirt on low level from ground works externally

How are you doing external ? Cherry picker access or all WFP

Don't under estimate a builders clean what looks easy NEVER is

I've done loads over the years and if your facing all or similar to what I've mentioned above allow a week for 2 of you.

3-4 days inside
1-2 days external

Price wise I'd be wanting around 2k for builders clean

For a builder's clean alone it would be 2k, as there is just no telling how bad some of the windows might be and there is a whole load of walking around that building to access every single flat and those balconies and tradding all the insides will take some serious time as well, a builders clean can be a real can of worms

I've never walked away from a builders clean making more money than on a maintenance clean, mostly in the past I've fallen well short, they're hard work and I just won't do them anymore.
If you're going to price it, add on extra as a buffer.
On the upside if you land regular maintenance cleans after the hard work has been done, you'll do well.
