Texting the night before……

Yes, just done mine. If I didn't then how would they know to unlock the gates/garages etc. You will get the odd 'not his time' but at least you get less locked gates when you arrive!
Personally I think it's good as I'm still building so don't really want to be as strict as I would if I where full!
 
I write only those, which have the gates locked. The rest knows, because I send all of them an invoice by email, where there is the next cleaning date. I try to automate all possible processes, even try to learn them to put me in their notifications ?
 
I made the mistake two weeks ago of forgetting to text the day before and had a couple of cancellations as a result. Not letting that happen again! Imagine if every day you lost a couple of jobs, my average is £15 per house, that’s not the kind of money I can afford to miss, plus I think it’s more professional and shows your customer you are trying to make life easier for them which they appreciate.

What did they cancel you for, not texting them?
 
No , never have never will , don’t feel it’s necessary , we have keys or codes for any gates that need opening or don take the job on . Obviously others will feel differently.
We have the codes for the entry pads but I would never take the responsibility for the keys. If anything happened the 1st port if call are the key holders.
You can actually pay extra for insurance for this but think a text message is far easier.

Yes my insurance covers me for having the keys , they are in key safes in the vans out of site and numbered so if anyone got them they wouldn’t know where they were for anyway . I couldn’t be bothered txt ing hundreds of customers per week
 
I definitely like the simplicity of sending a text rather than keeping hold of a load of keys! Takes 2 seconds and keeps me connected to customers. Can’t imagine why you wouldn’t but each to their own I guess ?

We only have keys to bigger jobs not estate type of houses probably have around 25 sets at a guess .
