That's what I'm hoping to do with BP on a trolly 

If that's how you want to do it use a claber aquapony reel (under 20 quid amazon)

Cable tie it to trolley.

30-40m pole hose and crack on.

Not the best way to work but it does do the job.

That will hinder you as you will need to drag the trolley everywhere. 

With 30m+ you will be able to leave the trolley in situ by side gate etc and do the whole house.

Wind hose in and put trolley back in car/van and done.

If you mean 22ft pole that's fine but hose needs to be longer.
