Oh no got to price this up

Been asked by an existing customer to price this block up only have this picture at the moment , don’t really want to do it will be a right pain what’s your thoughts on time and price all windows and glass partitions between flats and at this time have no idear about access , they want quarterly cleans external only

If you don't want to do it just say you dont have the time . Looks like it could be a good earner,but also as you say it also looks a right pain too. I wouldn't take it on

Access is the problem. I would price high, just so I didn't get it. I would work it out with the amount of flats are there plus extras for the rest. Hard one but would be good to know what it involves and how much they expect to pay.

 
Access is key to the price. I wouldn't want to climb in and out of a cherry picker all day, that's way to dangerous.

So if I should take on something like that, access should be through the apartments with a master key. Don't back down on your demands.

Are the glass railings also included? They can be done with wfp from the outside first, so you don't have to lean over the railings. Also makes sure people know you're around for when you're going through their apartments later.

What would you want if you should clean for one tenant only? Multiply that with the amount of apartments (100?) and add the stairwells and such. I won't give an estimate as prices where I live are wastly different due to the currency exchange rates.

Don't go in low, but so high that if you get it it'll be a great earner that you want to clean.

The sheer size of it is daunting if you haven't done something like this before. It's very easy to just go dead mentally after a few  hours. It helps to be two people on the job, so if you price it right you have the possibility to hire another cleaner to help you out, and still make a little for yourself.

I would price it, when I had the info I needed. I doubt that there are any balconies on the back. When you have your price ask the customer where it needs to be, if he won't give you it stick £500 on the job. Their current cleaner must either be poor or very expensive. 

I do flats where I have to knock on the doors to clean the balcony. If they're not in tough, even those that are in invariably say no. PITA climbing all the steps though.

Problem is is I already do a lot of work for these people and there’s a lot more in the pipeline this is very small compared to what we already do and I have been offered a very good contract so feel compelled to take it on 

Do you have to use a cherry picker or will you have access through the flats?






Not sure at the at the moment I have a meeting with the management on Friday to discuss these issues a cherry picker isn’t an option as they won’t allow it on the grass !!!!

The balconys arnt glass they are stainless steel rope , this building is smaller than others we do for them it’s a massive complex they now want me to take on the lot this building hasn’t been cleaned before as far as Ime aware although I think there maintenance man has been doing the ground floor with trad but there H&s department has decided it’s a specialist job and he shouldn’t be doing it

Yes i quite agree i think 500 is an absolute minimum Ime hoping for considerably more , I don’t like having to go through apartments to do work too many things out of your control , will see what they have to say Friday

I meant stick £500 on your price if they don't tell you the price. Most people are embarrassed about the state of their apartment to let you walk through. 

 
The only option I can see is going through each flat the bottom right looks like the entrance lobby so they may have a concierge service.He will probably get you in to each flat.

I looked at a site with similar access problems for Mcarthy and stone and to be honest it looked agro the fact you'll have to put shoe covers on and go through each flat to trad the balcony facing glass will add massive time on.

With the way the balconies are laid out with partions between each flat abseiling doesn't look like an option.

I was hoping to do them wfp by  taking the hose up the outside of the balconies : we don’t do  absailing and like you say trad would be very time consuming 

 
cant see wfp being very efficient for most of that,with having to go through every apartment for access,trad would be quicker for most?

We do do lots of 4-6 storey apartment blocks this way by taking the hose up the outside of the building by rope it works out quite quick once the initial clean is done , the issue is on most blocks we do you can go the full length of the building on each floor with this one you can’t access needs to be through each flat

I'm sorry but I don't get it. Your title say "Oh no got to price this up", but this is but a small job compared to others you do? Sounds to me like you ought to have the expertise to price this correctly...
