There's a few on here use this tactic,glad to being it to the masses though! I'll take that badge.. Haha.

 
@peter rogers I'm not sure but I got a pm from you and others after putting it up mind! Great minds and all that.

A certain person added that they send the letters out in company stamped envelopes for extra sha bang! I wont say who lol

 
Infact I think it were when the builder's were all phoning my parents (trying to drum up work) after they got the extension planning permission ..I then figured they must tap into info kinda like this.

But there's turned out to be plenty on here already doing this same thing. And it defo works.

Builders check out planning applications on council websites.

 
If i remember we stumbled across this idea at the same time @Chris33 but i didnt want it getting out because i believed it could be a game changer and i know theres at least 3 window cleaners on here who work in my area.

Looks like im going to have to get on this sharpish now the cats out the bag

I've got about 200 envelopes written out but need to put the letters and leaflet in. some will be stamped some hand delivered. 800 left. this has taken 2 hours so far, it's a lot of work lol

The general jist of my letter is introducing myself, that I work in the area and have noticed the property has recently been sold. then include a leaflet list of my services, sell yourself I'm insured blah blah etc.

 
Personally would not mention I know it's been sold, here is why.

There is no need, we can just make the letter out as being sent to houses in the area due to us working this patch already.

Some people may not take it well, that we have specifically targeted them due to being on the sold list. Kind of like spying etc *which we are!

Most won't bother but why take the chance?

@adamangler I was just messing mate. Looks like your all set to get some new work, with amount of envelopes I just seen :)

 
I dont know if they would take offence, you meet all kinds of funny buggers in this job so i wouldnt be surprised

probably best to try some different ways of wording the letters to see what gets the best conversion rate

Well canvassing revisited eh.

Chapped a few in my home town last night, got three new houses in an ever growing new estate.

I'm the only cleaner at the business end of this estate so been keeping an eye on new cars outside houses etc. Just reminded myself I meant to see the site foreman, gona ask him to put my fliers in all the new house kitchen drawers. Cleaners shouldn't notice them there!

So that's 3 further out houses getting dropped due to these new ones,330 is my magic number for houses and I can't let it get mentally out of control again.

Posted 20 fliers and letters (see above post) to houses here today, will update if get anything out of it.

Chapped a few here lately,feel good for it! Maybe 7/8 new ones in this town in the last week-two are fortnightly so on my round we'll count them as 2 each (so almost 10 new here or something)

Price wise I'm about 8/10 for my new builds now-and get around a 3/4 bed semi in 15 mins continuously (was timing this yesterday with a **** casio eBay watch that has already lost pixels grrr!)

Nothing is under 7 pound now ever! Not much I know but I can get around a house pretty fast now. All competition is 5 at max here,where I'd take 10 roughly.

Website wise I'm gona ask @Gav (nicely :) ) if I can revamp the site in the new year with a price list type site similar to one @spruce mentioned a few months back (the guy who started up after his windy kept missing the bathroom window I think). Any links to that site appreciated mate.

The reason for this is I'm gona look to get further up the rankings via yell or Google ad words (any advice appreciated), mainly focusing on gutter cleaning/facia/connys-I want to be doing 40 plus gutters next year,and 20 plus conny cleans etc. Site sits top result for my home town under window cleaning services and so thank you Gav

Finally I was thinking about our recently sold list,I can't be the only one who's had work come in from ppl wanting their house to look great for photos (selling the house time).

Anyway in the new year I'm thinking of writing out to houses for sale this time,offering a set structure service with a price guide IE full facias,glass,gutters and stuff-explaining how it would help them sell the house etc.

As @Green Pro Clean Ltd has said,they don't know what they need until we tell them!

 
If you want to get into adwords chris you need to do it properly as theres a lot to it.

wont help your site rank though, well possibly its not 100% clear, yell might help to an extent with a high PR backlink, but depedning on your competition for keywords it`ll likely be link building/blogging and social media that gets it up there.

Adwords is a good shortcut though

 
As a slight twist on the sold idea. I thought about also targetting for sale houses, obtained in the same way online (only new builds so no one is already occupying)

With a sort of welcome to your new home letter, heres my list of services, a leaflet and a card if you i ever need anything im your man type letter

 
@adamangler good plan but I'm worried fliers/generalised letters get binned by mortgage sales ppl etc.

It was a builder who told me he stuck his mates landscaping business fliers in new build kitchen drawers.
